Professional Listing

  • An experienced agent will meet with you to discuss market rental rates based on number of bedrooms/bathrooms, unit size/type, included utilities, availability of parking and laundry, as well as any possible improvements to prepare your property for listing.

  • A marketing plan will be developed for your property which includes listing to popular marketplace platforms (Facebook, Instagram, rentals.ca, our website, etc.) to ensure maximum targeted exposure.

Standard Photo Package

  • Once the property is ready, a member of our in-house media team will take a set of professional listing photos to improve the curb appeal of your listing. For our standard photo package, a maximum of 12 photos will be edited for distribution.

Inquiry Handling and Showing Coordination

  • After the property is listed, our team will filter all inquires from potential tenants and the scheduling/execution of showings and open houses if necessary.

Credit, Income, and Reference Screening

  • Interested tenants will be directed to fill out our in-house application form. Once completed, an experienced agent will review all necessary documentation and confirm references before proceeding with an approval.

  • Credit checks are done through approved credit bureaus and references are screened by agents with over a decade of experience.

Lease Drafting and Digital Signing

  • All of our leases are done using the Nova Scotia Residential Tenancy Standard Form of Lease.

  • To accommodate tenants, we offer encrypted digital lease signing either in-person or remotely for out-of-province residents.

  • Once signed, the lease will be forwarded directly to you and the tenant in a flattened PDF format.

Key Cutting and Coordination

  • All of our leasing service packages included professional key-cutting and delivery to all stakeholders.

  • We guarantee our keys to match the model of lock perfectly to avoid damage to keys or locks.

Move-In Inspection Report

  • As part of our Placement Package, we handle the initial move-in inspection report. With this tier, the move-out inspection report will be the responsibility of the owner.

  • A copy of the completed move-in inspection report will be provided, as well as a template to complete upon move-out.

Additional Services

  • All additional services outside the scope of this tier will be billed at an hourly rate of $75/hour. These services include, but are not limited to, contractor scheduling/oversight, tenant inquiries, or any of the other services listed in our higher packages.
